Clearwater Lake MN: Buying on a Big Wright County Lake

Clearwater Lake MN: Buying on a Big Wright County Lake

Clearwater Lake is the big one. If you've spent time around Annandale, you've probably heard someone mention their family's place on Clearwater.

At more than 3,100 acres, it doesn't feel like one lake so much as many small neighborhoods on the water. Where you buy on Clearwater can matter as much as buying on Clearwater at all.

The basics

Lake-Link describes Clearwater Lake in Wright County at more than 3,100 acres, with about 35 miles of shoreline. The maximum depth is 73 feet, and the average depth is about 19 feet.

Thirty-five miles of shoreline gives you options. A quiet bay and an open stretch of water can feel like two different lakes. So before you pick a home, pick the part of the lake you want to live on. Think about wind, boat traffic, sunsets, and how far you want to ride to reach open water.

Nearby communities include Annandale, South Haven, and Fairhaven. Your address may say any of these, so search broadly.

Fishing

Lake-Link's species list includes walleye, northern pike, largemouth bass, black crappie, bluegill, and yellow perch.

If walleye are why you're buying, read the fishery notes closely. The DNR information on Lake-Link says the walleye population has been sustained through fry stocking since 1998, with fingerlings added as needed. The 2022 survey showed a catch rate below the DNR's goal. That doesn't mean there's no fishing. It means you should go in with a clear picture, and check the DNR's LakeFinder for the latest survey.

Clarity and zebra mussels

Zebra mussels were found in Clearwater Lake in 2015, and increased water clarity has been observed since. Lake-Link also lists Eurasian watermilfoil and starry stonewort.

Here's what that means for a homeowner. Clearer water can look great from the dock. Zebra mussels can also attach to docks, lifts, and boats, and the DNR warns they can cut feet on rocks and swim rafts. Ask the sellers how they handle their equipment in the fall and what they've seen along their shoreline.

If you're bringing a dock or lift from another lake, Minnesota law requires drying it for at least 21 days before placing it in a different water body.

Getting on the water

Lake-Link reports two public boat launches on Clearwater and describes Clearwater/Pleasant Regional Park nearby, with hiking trails and picnic areas. If you're new to the area, spend a day out here before you start touring homes. You'll get a feel for the lake, and for the drive.

What to check on a Clearwater home

  1. Bay or open water? Visit on a windy day. You'll learn more about the dock and the shoreline than you will on a calm one.
  2. Boat traffic. Sit on the dock on a summer Saturday if you can. Ask the sellers about it if you can't.
  3. Depth at the dock. Bigger boats need more water. Ask how the lake level has affected the dock in past years.
  4. Dock and lift. Do they stay with the home? Get it in writing.
  5. Septic. Wright County's point-of-sale rules may apply. Ask for the certificate early, and check the date.
  6. Well. Test the water. The Minnesota Department of Health suggests checking for coliform bacteria, nitrate, arsenic, lead, and manganese.
  7. Seasonal or year-round? A cabin built for summer may need work for January. Ask about insulation, road plowing, and heat.

That last one surprises people. A place that feels perfect in July has to work for the way you'll use it in the winter too. If you're hoping to retire here or spend more weekends on the ice, look at it with that in mind.

Who it fits

Clearwater could be a fit if you want room to roam, a long boat ride, and many types of shoreline to choose from. A smaller lake might be a better match if you want to know every neighbor on the water. Neither is better. It depends on how you want your weekends to feel.
